Property listings make buying look simple: choose a home, pay a deposit and collect the keys. A sound purchase begins earlier and ends only after the ownership record has been checked. Use these steps to prepare meaningful questions for independent legal and financial advisers.
1. Define why you are buying
A family home, a rental investment and a property intended for resale have different priorities. Decide on your city and neighbourhood, a total spending limit and how much cash you want to retain after completion. Include registration, furnishing, repairs and recurring building costs in the budget.
2. Compare neighbourhoods before apartments
Visit at different times of day. Assess transport, daily services, parking, noise and the surrounding buildings. Request the precise location; a claim such as “near the metro” is too vague. If rental income matters, compare similar units on nearby streets rather than using a citywide average.
3. Examine the property file
Ask for the title deed details, the owner’s identity, unit and floor information, building documents and any obligations affecting the property. Engage an independent lawyer to check restrictions or mortgages, and a qualified technical specialist when the unit’s condition needs inspection. Record what the price includes and the delivery date in writing.
4. Distinguish a promise to sell from ownership
A preliminary agreement can set payment and delivery obligations, but it does not itself transfer title. Türkiye’s Investment Office says acquisition of ownership is approved upon registration with the land registry directorate. Match payment milestones to documented checks and registration steps, and keep clear receipts.
