Buying a Rental Property: Calculate the Return You Actually Keep

Two apartments may advertise similar monthly rent yet produce very different real returns. Purchase costs, empty months, repairs, service charges and management all affect the result. When buying to let, start with a transparent set of assumptions rather than a promised yield.

Gross yield is only a starting point

A simple formula is expected annual rent ÷ total purchase cost × 100. If the all-in cost is 200,000 currency units and expected annual rent is 12,000, the arithmetic gross yield is 6%. This is an illustration, not a prediction for any property or market.

Estimate what may be deducted

Allow for vacancies, routine charges, maintenance, insurance, management and applicable taxes according to your circumstances. In the example above, if vacancy and operating expenses total 3,000, approximate operating income becomes 9,000, or 4.5% of a 200,000 purchase cost before other items. Write down your assumptions so you can test how the answer changes.

Examine demand on the actual street

Compare homes of similar size, floor, condition and location. Ask how long comparable units stay vacant and what prospective tenants need nearby. A visually attractive apartment in a weak location may require a lower rent or longer search; a stronger location may come with a higher purchase price or maintenance bill.

A practical investor checklist

  • What is the full cost after fees and furnishing?
  • Which nearby listings support the proposed rent?
  • How does the return change with one or two vacant months?
  • Are the building’s condition and service charges compatible with the plan?
  • Would the property be marketable if you wanted to sell later?

Run conservative, central and optimistic scenarios. A purchase should not depend entirely on the optimistic case. Compare properties for sale and rent, then share your budget and objective via the contact page.
